What Carolina Forest does to a window
Carolina Forest was cut out of the pine woods between the Intracoastal and Highway 501, and the name is accurate. Plantation Lakes, The Farm, Berkshire Forest and the older sections of Carolina Forest sit under longleaf and loblolly pines that drop a yellow-green pollen from March into May that coats every pane, screen and sill in the community, then sap and needles for the rest of the year. The preserves between the villages keep north-facing glass damp enough for mildew in the shoulder seasons.
The water is the second problem. Nearly every community out here was built around lakes and lagoons, and the homes on the water in Plantation Lakes, Waterbridge, Covington Lake and Waterway Palms keep a gray film on the back glass most of the year. The irrigation leaves a hard mineral line along the lower panes that bakes on before the sun is fully up, the lots still being built keep a layer of construction dust on the sliders and screens for a year after the home is finished, and on a strong east wind the Intracoastal side picks up a light salt haze on top of all of it.
Most Carolina Forest homes do well on a quarterly plan with a spring visit timed to the end of pollen season and the inside glass done once a year. Lakefront homes and anything on the Intracoastal in Waterway Palms sometimes go to every two months.
